Real estate KPIs

Real estate KPIs include key performance indicators as follows:

1. Actual construction hours vs Planned construction hours: The actual project construction manhours are recorded and analysed against the original planned (baseline)construction manhours on a monthly basis.
2. Actual construction time: This KPI is the actual construction time for the contract that formed the basis of the contractor’s bid (excluding any extra works).
3. Remediation of defects after handing over: The KPI weights the defects remedied in the first year following handing over, based on manhour consumption.
4. % of defects entered in the handing-over protocol: This KPI shows the number of defects recorded in the handing-over protocol during the handing-over meeting in respect of the contract to be evaluated.
5. % of tenants in arrears who have had notices of Seeking Possession served .
6. % of tenants evicted as a result of rent arrears.
7. Average time taken to relet empty homes.
8. Average property management fee per property manager: Average property management fee per property manager based on management fees within measurement period.
9. EH Ratio: Different Execution cost per SFT for a given height (height block).
10. % of tenants with more than x weeks of arrears
11. Work intensity (man hours per m2): This KPI is calculated for new builds and repair and maintenance projects, but not for infrastructure projects.
12. Time to rectify defects in maintenance period : The Contractors time taken to rectify all defects in the maintenance period between Available for Use and End of the Contractually Agreed Period for Rectifying Defects (expressed in weeks).
13. Building Design Integrity Index: Measure indicating any movement away from the original design intent.
14. No.of activities Starting on time: The time schedule accuracy in estimating the start time of each activity.
15. Housing energy efficiency.
16. Proportion of homes which are non-decent.
17. % of buildings in poor condition: Percentage of buildings in poor condition.
18. % of construction and demolition waste recycled.
19. % of late rent payments: Percentage of the payments arriving late in the payment period agreed e.g. monthly.
20. Average length of time property takes to sell.
21. Square meter price: The Construction Benchmarking System uses a relatively simple measure of the square metre price.
22. Average number of tenancies managed per property manager.
23. Time Predictability Design: Change between the actual design time at Commit to design Construct and the estimated design time at Commit to Invest expressed as a percentage of the estimated design time at
24. Average fee per property sale: Average fee per property sale, based on sales within measurement period.
25. % of empty rental properties (vacancies).
26. Rent collection as % of rent due.
27. Average property management fees per tenancy: Average property management fees per tenancy based on management fees within measurement period.
28. Rent arrears as percentage of rent due.
29. Average number of defects per flat at handover.
30. % of house buyer cancellations.
