2. Basic functions of Building department

• Conducting inspections of designated space or facilities.
• Establishes and implements maintenance schedules for the various building , such as grounds, vehicles, motors, valves, electrical aspects, pipes, pumps, heaters, ducts, floors, walls, plumbing, windows, fences, and roofs.
• Managing large office buildings or large office complexes including improving customer and client agency satisfaction with buildings services.
• Environmental management and alterations, etc to ensure compliance with agency requirements an industry standards.
• Recruits, supervises, and evaluates paid maintenance staff; trains maintenance staff in use and upkeep of equipment and the building parts.
• Develops budget for repairs, supplies, and materials needed for the year and stays within the approved budget. Itemizes repairs and projects needed for the year and gives each item a priority rating.
• Purchases supplies and solicits bids for all building and grounds work to be done by others.
• Negotiating service contracts and lease provisions’ preparing service contracts.
• Developing maintenance programs.
• Monitors and assures with city, state, and federal building codes, and obtains and maintains licenses needed to legally and safely operate the building.
